We understand that buying or selling a home can be very stressful. We take the worries out of your experience. When selling your home you want to make sure you are providing a home to the market at the right price and not running into unforeseen repairs at the time of the sale that can really take away from your selling price. When you're considering purchasing a used home you want to know what you're getting into. Let's face it, all homes have issues, and small issues can be that the home requires routine maintenance. If you have ever owned your own home you understand that routine maintenance comes with the territory and is expected. What we are trying to avoid is getting into a home and finding out too late that you are looking at some major repairs at a high cost or worst major structural issues and potential safety issues.

Let me give you a quick rundown on how we approach a home inspection at CJ Home Inspection. When we meet at your home we will first list any and all concerns you might have right from the start. Before we finish, our goal is that every question on that list is answered and that all your concerns are addressed. At the time of our inspection we want you there with us asking questions and understanding what issues we may be finding and what that means for you as far as a next step. Our inspection starts on the outside of the home. Evaluation of the structure. Evaluation of the roof system. The gutter system and grounds. Our concern at that point is to determine if this house is properly shedding water and moving it away from the interior of the home. We inspect the walkways, patios and decks and look to see that proper building techniques were used so that a safe environment exists outside the home. We then move onto the interior of the home.

We try to follow a top down approach. We will evaluate the attic and or crawlspace. Work our way down through the living space and evaluate the kitchen and bathrooms. As we work our way through the living space we are checking windows and doors and electrical outlets and evidence that the electrical system has been done correctly. All the time looking for evidence of moisture infiltrating the structure. Our inspection typically ends in the basement . We then evaluate your structure from the inside looking for proper building techniques often exposed in a typical basement setting. Again looking for signs of moisture. We inspect the homes heating system and cooling system. We will thoroughly inspect the homes main electrical panel and all sub panels, making sure the home is wired correctly and safely. We evaluate the homes plumbing system including supply lines, waste lines as well as all gas supply lines.

Understanding this is a non invasive inspection, we aren't tearing out walls but what we are doing is looking for clues and all the evidence provided in all the components of the home to make a complete and accurate evaluation of the home. You will receive a report that lists a rating of the components of the home and a detailed description of whether simple maintenance is required or if we recommend you have it further evaluated be a qualified professional. Our report as needed also includes color photos of possible problem areas which provides you a view of for example a part of the roof system that is otherwise unseen from the ground. This report will provide you with all the information you will need to make that next step, whether it is a repair to get your home ready for sale or information that allows you to make the right decisions on that home you are ready to buy.
